Buc-ee’s Finally Coming to Boerne: A Texas-Sized Win Years in the Making

After nearly a decade of discussion, debate, and determination, it’s official—Buc-ee’s is coming to Boerne, Texas!

On Monday, October 27, 2025, the Boerne City Council unanimously approved an amended development agreement with the Texas-based travel center icon. The deal includes several key compromises designed to balance Buc-ee’s signature charm with Boerne’s community values.

District 5 Councilman Dr. Joseph Macaluso, who has led negotiations for nearly ten years, called the agreement a product of persistence and dedication. “This reflects years of work to secure a better outcome for our community,” Macaluso said. While Buc-ee’s first reached an agreement with the city back in 2016, Macaluso’s leadership helped fine-tune the project to address residents’ concerns about size, lighting, and environmental impact.

Under the updated agreement, the Boerne Buc-ee’s will feature:

  • A 54,000-square-foot building (smaller than the usual Buc-ee’s footprint)

  • 100 fueling stations (50 islands with two pumps each)

  • A 60-foot-tall main sign, trimmed down from the usual 75 feet

  • An 8-foot security fence and a 9-acre buffer zone

  • Compliance with dark-sky lighting standards to preserve Boerne’s night views

  • Enhanced landscaping for visual appeal and local harmony

In addition, eighteen-wheelers will be prohibited, except those delivering directly to the store—a nod to community concerns about heavy truck traffic.

Despite the scaled-down design, the new Buc-ee’s is still set to deliver a major boost to Boerne’s economy, bringing an estimated 200 new jobs once the store opens.
